Project background
The Thermal Club is a members-only racing community in the Coachella Valley, combining FIA-grade circuits with luxury residential villas and clubhouse facilities. LDC supported the build-out with civil engineering and the preliminary surveying needed to lay out track geometry, residential pads and supporting infrastructure across a large desert site.
What this project demanded
Racetrack alignments demand precise grading and sightline control while sitting alongside residential villas that need their own privacy, drainage and utility service — all on a flat, high-water-table desert floor.
How LDC delivered
- Established high-accuracy control across the site so track centerlines, villa pads and utilities could all reference one survey datum.
- Phased grading so residential build-out could proceed in parallel with track and clubhouse construction.
- Tuned drainage to handle flash desert storms without disrupting track surfaces.
What got built
The community continues to expand in phases on the civil and survey framework LDC helped establish — now widely recognized as one of the most exclusive motorsport addresses in North America.
