Project background

Pacific Villas is an infill detached-condominium community on Baldwin Park's main commercial spine. LDC delivered the project end-to-end — from feasibility and entitlement through final maps, grading, drainage and dry utilities — replacing an underutilized parcel with 47 new for-sale homes.

What this project demanded

Tight infill geometry on a busy arterial — narrow setbacks, limited drainage outfall, and frontage improvements on Pacific Avenue that had to be coordinated with the City without disrupting existing traffic.

How LDC delivered

  • Carried a single team from entitlement to construction so design intent never had to be re-explained at handoff.
  • Used a private-street layout with shared on-site drainage to maximize the lot yield within Baldwin Park's standards.
  • Sequenced frontage work to keep Pacific Avenue open through construction.
